Landlord Gas Safety Certificates (CP12) in Kent & London
Annual landlord gas safety checks and CP12 certificates for rented property across Kent and London.
If you let a property with gas in it, the annual gas safety check is your responsibility and not your tenant’s. Every gas appliance, flue and length of pipework you provide has to be checked once a year by a Gas Safe registered engineer, and your tenant has to be given a copy of the record.
Plumbusters has been doing them for landlords and letting agents across Kent and London for over 30 years. We check boilers, warm air heaters, cookers and gas fires, and we also work on oil and LPG. The record is emailed to you the same day.
What the check covers
Every gas appliance you provide gets checked, including the cooker, the gas fire and any warm air heater, along with the pipework and flues that serve them:
- A gas tightness test on the installation, with the meter and emergency control valve checked
- Every gas appliance you provide checked in turn: boiler, warm air heater, cooker, hob, gas fire and gas water heater
- Flues and chimneys tested, to confirm the products of combustion go where they should
- Ventilation checked. Blocked or boxed-in air vents are one of the commonest faults we find
- Burner pressure and gas rate against the manufacturer’s figures, where the appliance allows it
- Safety devices tested, including flame supervision on older fires and cookers
- Anything unsafe made safe on the spot, with the reason set out in writing
- The record emailed to you the same day, ready to pass to your tenant
- The annual boiler or warm air service done at the same visit if you want it

All work was neat and tidy, with some fantastic pipe work, like a work of art.
